2021: Start of a decade of growth

2021 was another year of economic strain.  A year of crucial political decisions. And precisely for these reasons, a year of many opportunities and exciting challenges.

 

We have exceeded our targets for the year and are delighted to have reached a transaction volume of over EUR 220 million in 2021. Special thanks go to our business partners for their valuable collaboration! Let us make sure that the coming year will be another satisfying year for all of us – we are looking forward to 2022! First, however, we will present a résumé of the year that is drawing to a close:

In 2021, our investment team was in frequent contact with the real estate industry and with private owners. All in all, we acquired around 630 units in various German regions, raising the number of units in our portfolio to approx. 2,000. Our project highlight was the acquisition of a portfolio of five residential complexes in Berlin. Thanks to our excellent connections in the domestic market and our straightforward business development process, the business partner decided in favor of MÄHREN AG. CEO Jakob Mähren: “We will continue to invest in Berlin. In the coming year, we intend to significantly expand our portfolio in the capital as part of our expansion drive.”

A passion for real estate
The development of our portfolio is one of our core activities. This is how we ensure affordable housing and create new space, for example by adding or extending further stories. At the same time, we consistently investigate options for increasing construction density, for instance by adding or building new side wings. Moreover, we look for ways to create parking spaces, especially in urban centers. Our main priority in all cases is finding joint solutions with the tenants. The retrofitting of balconies or terraces is therefore a popular measure. Professional asset management has the added positive effect of increasing the value of the properties.

 

Aside from a plethora of other measures, we carried out seven façade renovations on a surface area of 4,752 m2 in 2021 and modernized 24 stairwells as well as 105 apartments involving a surface area of approx. 7,036 m2.

Our integrated business model is paying off. Establishing a large part of the real estate value chain within our company has shown considerable benefits, especially in times of economic strain. We are reaping significant rewards from synergy effects and are deriving a tangible competitive advantage.

It is no secret that digitalization is both the present and the future. Since 2021, we have been wholeheartedly embracing digital workflows, tools and communication. Cloud services, digital billing systems and tracking are just the beginning. Dennis Rekittke, Chief Operations Officer comments: “Our increased focus on digital processes makes our business model more professional and boosts our competitiveness.”

Working together for a common future
The Federal elections have reset Germany’s political compass. The Coalition Agreement contains important necessary steps towards getting housing policy back on track. How the implementation of the goals will progress remains to be seen. By contrast, the Berlin state elections did not bring about any changes in the political balance of power and will remain an unresolved issue until the end of 2021. The disastrous housing policy of the past years must be brought to an end, especially for the tenants. With no clear prospects of a much-needed change of course, all we can do at the moment is hope.

Growth strategy to be continued
We will continue to look for fresh challenges in 2022. With our success so far confirming that our growth and digitalization strategy has set us on the right path, we will continue to pursue this strategy in the coming year. As we grow, we will anticipate market changes with the necessary flexibility and speed. To us, real estate is a people’s business and we look forward to maintaining close personal contact with our current and future business partners.
